Welcome Center remodel        August 2019

EXTERIOR:
Remodel SE corner to accommodate wheelchair access with ramp and new entry
    ADA access:    concrete landing  ~ 4' x 4'
            concrete or wooden ramp 4' x 30'  
            concrete or wooden landing 8' x 8'  
            railing  ~80'
            (reframe wall for 3' entry door) COMPLETED
    install new entry door, trim and finish
Kitchen: remove roof and replace with low slope, insulate
    remove roof over kitchen addition 8' x 12'
    remove ceiling of same 8' x 12'
    remove hip roof over orig kit and reframe upstairs closet
        provide for plumbing vent
    frame new shed roof 3.5/12, upper walls and ceiling
    sheet roof ~14' x 22' and walls ~ 75 sq ft
    install metal roofing
    cedar shingle new upper walls to match gables ~75 sq ft
    install ceiling 8' x 12'
    insulate ceiling
    remove and frame in entry door
    remove? old siding on door wall, install new siding: 1x6 t&g pine 8' x 12'
        insulate as necessary
    remove back concrete steps and ramp
 23 windows  
    2  picture windows in gallery  ~40' x 70"
    19 single hung   ~24" x 70"
    1 picture window in kit  ~20" x 36"
    1 slider in kitchenette  ~36" x 18"
Fill basement openings with treated plywood
Replace broken shingles on N gable end as necessary, remove new vents
    remove and replace shingles on E, S and W gables, 120, 100 and 120 sq ft
Repair and replace siding and trim as necessary
SE corner:
   ( remove concrete steps and entry door) COMPLETED
   ( frame in door opening) COMPLETED
    ( install new siding 2 sides SE corner addition) COMPLETED
    insulate walls as necessary
New front entry door w/ transom
(Rebuild front porch deck) COMPLETED
(Remove front steps and replace with wood, stained, closed risers) COMPLETED
Prep for paint
Paint - primer plus two topcoats
Stain: front steps, front porch deck, ramp and landing if wood
Face existing chimney w/ composite face brick above roofline
Roof:    ~2400 sq ft
    tear off, sheet
    install designer asphalt shingles, metal on low slope kitchen roof
Install new septic system and sewer line
foundation:  sandblast, tuckpoint, mortar drip cap
LANDSCAPING
    prep, sprinkler system, sod, etc
    fence: 140' x 3' picket



INTERIOR:
Plumbing:     1 water closet, 2 sinks, hot water heater, new water lines, drains and     venting for same, exterior water supply
Electrical: new circuits for outlets throughout building, new wiring for lights as     necessary
    light fixtures throughout
HVAC
            electric furnace with new ducting plus heatpump
            insulate and isolate upstairs
Gallery
            Electrical:  new outlets throughout, track lighting
              Ceiling:  install tin ceiling tiles
            Walls:    widen doorway for ADA and match existing door and trim
                paint walls

            Floor: sand and finish
Entry room - welcome center & Dining room - museum display
            Electrical:     switched ceiling lights both rooms, 3 way switches
                       track lighting in dining rm, ceiling fixture in entry
            outlets all around
           ceiling:  tin
           walls:    remove door to back to make 32" opening
        widen entry to kitchen for ADA, match trim
                   repair plaster after electrical wiring is done and wallpaper
                   paint painted woodwork
            floor:    hump in floor? and entry door swing
                   retain wood floors, repair as necessary, sand, finish
    staircase:    lightweight trap door to isolate 2nd fl from heating
Kitchen - Museum display
           electrical:    track lighting, new outlets throughout
            replace back half of ceiling to raise and straighten
            install tin ceiling
           walls:    retain bath door and close off permanently
                wallpaper, wainscot?
            paint woodwork
    floor:     remove existing, frame out hump, new fir t&g flooring- 200 sq ft
Bathroom
            (remove shower and bath fixtures) COMPLETED
           (reframe for door, wall off old WC) COMPLETED
           install new ADA WC and a sink, install grab bars
            sheet vinyl flooring
            (wall off chimney) COMPLETED
            walls and ceiling - sheet rock and paint, wainscot?
SOUTHEAST CORNER    :    entry hall, kitchenette on north side, closet on south side
    appropriate lighting and electrical outlets
    sheet rock and paint walls and ceiling
    painted wood trim
    install door for closet
    install cabinet, countertop and sink
    subfloor and commercial vinyl tile flooring
BASEMENT:    insulate exterior foundation walls
SECOND FLOOR:
    electrical: run new circuits for new outlets and lights
            floor: sand and refinish
           repair and wallpaper walls
           repair and paint ceilings
            paint woodwork
